Ever-Changing Bucks County…


We did an article last year about how the demographics within the county have changed. The places where people live have changed, with some communities seeing large increases and others seeing large decreases. Surely, some of this is due to the influx of New Yorkers leaving their state, especially New York City. Much more open space, less crowded areas, lower average home prices, and the natural beauty of Bucks County are the main reasons.

In fact, several Bucks County towns have seen some of the fastest-growing home prices in Pennsylvania. New Hope tops the list with an average home price of $988,000, an increase of $52,000 over the past year! Richboro’s average price is now $702,000, an increase of $40,700 in the past year. Churchville is now at over $687,000, an increase of $36,500. Furlong now has an average home price of $743,000, with a yearly increase of $24,500. Ivyland has a lower average home price of $574,000 but still saw an increase of over $22,000 in the past year. Riegelsville has an even lower average home price of $508,000 but saw an increase of almost $27,400 over the past year.

In addition to the reasons above for New Yorkers moving into the area, many other people are coming here because of the strong schools, walkable downtowns, access to numerous regional job centers, and high quality of life.

One town that is also booming financially is Newtown. Newtown’s median household income is over $166,000, nearly double the national median, and its poverty rate is under 3%. Restaurants are constantly packed, sidewalks are busy, and shops have steady foot traffic during the week—not just on the weekends.
