Smaller Homes

  • 1,000 to 1,499 square feet homes increased by 26% in 2025, higher than the percentage of homes between 1,500 to 1,999 square feet.
  • Homes measuring less than 2,000 square feet now account for 61% of all new homes built.
  • Basically, smaller homes take space from living rooms, dining rooms, garages, and home offices (more flex space and functionality).

Fewer Bedrooms and Dual Primary Suites

  • Twenty years ago, 75% of homes were 4 bedrooms (3 standard and 1 primary bedroom).
  • Today, 55% are 3 bedrooms (2 primary and 1 standard).
  • Having two primary suites is desirable for multi–generational and blended families, long–term guests, and those aging in place.

Homes Are Smaller, But Kitchens Are Bigger

  • Overwhelmingly, people want super-sized kitchens.
  • Why? Kitchens are being repurposed as multi–functional hubs (cooking, gathering, entertaining, remote work).

Central, Convenient Laundry

  • Laundry rooms on the main floor are designed for aging in place and multi–generational families.
  • They also make multitasking significantly easier.

Covered Porches and Patios

  • With less indoor space, covered porches allow for more outdoor entertaining and multi–season usage.
  • They provide shade, shelter, and an inviting place to extend living space outdoors.
